Welcome to your new home!
Arrival arrangements
It is important that the first person planning to arrive gives us at least 7 days' notice of their proposed arrival date so that we can make the necessary arrangements.
We will meet the first to arrive and do the handover in person. We will leave sufficient front door keys with the first person to arrive, and all other tenants will need to liaise with that person (not us) about their subsequent arrival and access.
Handover
We will:
- Show you round
- Show you the location of the utility meters
- Show you the location of the stopcock
- Show you the fire exit route
- Show you how to test the smoke/heat alarms
- Agree meter readings with you
- Show you the House Manual which contains all the necessary safety certificates, contact details, hints on looking after the house, and the instruction manuals for the various appliances
Rent
Please ensure everyone has paid the rent by the tenancy start date.
Utilities
We would prefer you to use Octopus for gas and electricity as they are easy to deal with and competitive. There is no choice in relation to water — it has to be South West Water.
Once meter readings are agreed you need to contact the utility suppliers without delay to get the account transferred into your name.
Broadband / Wifi
It is up to you to arrange a provider. Most students seem to prefer Virgin.
TV
If you bring a TV or any other equipment requiring a licence it is your responsibility to get one.
Parking
Every one of our houses is in a residents' permit zone, so on-street parking is available with a permit. Two houses have their own off-street parking as well: 28 Edgerton Park Road (1 space) and 16 Union Road (2 spaces).
Two resident parking permits per house are usually allowed by the Council. Apply on the Devon County Council website at devon.gov.uk.
Refuse
Waste and recycling collection days vary from area to area. Go to exeter.gov.uk bin collections to learn the dates. It is particularly important you separate recycling from general waste, because if general waste goes into the recycling bin the Council won't empty the bin and you will have to sift through it — not a pleasant task!
Mattresses
All mattresses are fitted with either a new or freshly laundered mattress protector.
Crockery etc
We do not provide any cutlery, crockery, glasses, pots, pans, toasters or kettles etc, so you will need to bring your own.
Inventory
A copy will be found in the House Manual. Please check that everything listed on the inventory is in the house, and report any missing items.
Property condition
Feel free to take photos of any existing marks or damage for future reference.
Cleaning
The house has been professionally cleaned prior to your arrival.
You will find it much easier to keep on top of cleaning if you do it regularly. A mop, bucket and Hoover are provided, but you will need to buy cleaning materials.
You are required to return the property to us cleaned to a professional standard, and with all rubbish and personal items removed.
